As your seller's agent we will manage the entire sales process for you. Step 1 Assess Your Home

To start the home sale process we will meet with you to understand your timeline and needs. We will also do a walk though of your property and then run a comparable market analysis to compare your home with other listings on the market. Here is what you can expect from us during this stage:

  Provide you with a list of comparable properties sold in your area in the last year with time on the market, original list price, price sold and any other pertinent pieces of information
  Market Comparison Reports
  Recommend sales price based on features in and around your home and neighborhood
  Recommendations for what items need to be fixed, staged  or updated prior to listing your home

Step 2 Planning and Preparation

The next step of the process is the planning and preparation phase. At this point we will develop a custom marketing plan specifically for your home.

Here is what you can expect from us during this stage:

  Comprehensive Marketing Plan 
  Recommend adjustments to property
  Take pictures of your property
  Sign all pertinent documentation

Step 3 Marketing Your Home

The next step is to execute the marketing plan, advertise your property and begin to schedule events, open houses.

Here is what you can expect from us during this stage:

   Market to our Network of Buyers via newsletter and print/online campaigns
   Inform our Network of Realtors and host Realtors open house
   Open Houses
   Coordinate appointments and showings of your home
   Update you with a list of activity and an assessment of market changes

Step 4 Negotiate Offers

Once a buyer shows interest and makes an offer, we will work with your closely to negotiate the best possible price. NJHouseFinders can help you thoroughly evaluate every proposal and negotiate the right way without compromising your marketing position.

It's our job to find a win-win agreement that's beneficial to all parties involved. As your agents, we'll guarantee a thorough and objective assessment of offers made to help you make the right choice.

The initial agreement and deposit.

As a part of the approved contract, you and the buyer will agree to the amount of the good faith deposit and will set up an escrow account.

Set the Closing Schedule.

Once you've accepted an offer, a schedule is set up to mark every stage in the process of closing the real estate contract.


Step 5 Under Contract Phase

When the offer is accepted, the next step is to go into the under contract phase. In this step we will help you with the following:

   Working through the home inspections
   Reviewing all pertinent documents
  Working with your attorney and the buyers realtor to ensure all preset dates for deposits, inspections insurance are met
  Working with you through the Certificate of Occupancy process
